inspections and repairs, routine maintenance and security — even preparing and closing the house
for you and your guests
Center Hill Second Home Services is a sister company to Center Hill Realty and Center Hill Chalets.
With 25 years experience selling, building, renting and maintaining properties around Center Hill
Lake, we have the knowledge, resources and experience to take good care of your property when you're
away, and the qualified staff to provide comprehensive services to lake home owners.
Two programs are available:
Second Home Basic Services
For Homeowners who need limited inspection and maintenance services. Includes
monthly visits, at your convenience, for a complete facilities check. Should
these inspections identify any needed repairs, our staff will contact you promptly
so that you can independently contract for the required. The basic program is just
$75 per month. Product purchase fees may apply and and upgrade options are available.
We can hold your keys for release to preferred vendors or your guests. We will also inspect
your property after any major storm in our area to check for possible damage.
Other monthly services of the Basic plan include:
- Inspection for forced entry
- Secure all doors and windows
- Security System Test
- Turn on/off any appliances and lights.
- Check and replace light bulbs as needed
- Test smoke detectors and replace batteries as needed.
- Check thermostat settings
- Check for faucet leaks
- Flush and check toilets
- Inspect water heater
- Inspect A/C handler
- Change A/C filter as needed
- Inspect water and Elec. Meters
- Observe and advise homeowners on anything which may require their prompt attention,
such as evidence of rodents,
mold or mildew, unusual sounds or odors.
Second Home Premium Services
For homeowners who require a more intensive inspection and maintenance schedule. Includes all services of our
Basic program, with an increased number of home visits, 24-hour emergency services, contact in the event of unexpected
occurrences, small appliance purchase and delivery if needed, pre-arrival inspection of your home and basic winterization.
- Pricing starts at $150 per month. Product purchase fees may apply and and upgrade options are available.
- Homeowners receive all of these services, on a biweekly basis, as scheduled at your convenience:
- Inspection for forced entry and vandalism
- Secure all doors and windows
- Inspection and preventive maintenance of door, locks, knobs,screens, sliding doors, sinks, shower and tub
faucets and drains, toilets, lights, ceiling fans
- Check of electrical outlets, breakers and breaker box
- Inspection of all major appliances, including refrigerator, freezer, stove, oven, microwave, dishwasher,
garbage disposal unit, TV, DVD player and home audio components.
- Outdoor Furniture check and secure.
Second Home Extended Services
Upgrade Options available for our Basic or Premium services package include:
- Swimming Pool maintenance
- Hot Tub maintenance
- Window cleaning
- Lawn care and landscaping
- Pressure Washing
- Scheduling carpet and upholstery cleaning.
- Firewood delivery
- Leaf removal
Second Home Housekeeping Services
Housekeeping teams are available, as needed. Employed by our sister company Center Hill Chalets, they already perform over 300 cleanings per year and are trained to our high standards. Prices based on home size and cleaning level required.
Open House Services
( only available to Premium Service clients)
The ultimate convenience, this service works around your
schedule so you can enjoy your time on the lake as soon as you arrive.
When you're heading to your lake home, simply call or e-
mail us in advance. We'll make sure the water is on, the A/C set and running, the
house all freshened up and your deck furniture all set up .
We can even do the shopping for you! Just fax or email your grocery list
everything will be thee when you arrive, including your favorite
adult beverages.
Home Secure Services
(only available to Premium Service clients)
The same convenience as our Open House Services for you and your guests
when you leave. We clean up after the visit, wash the linens and dishes and put everything away. We'll turn off lights, appliances and water faucets; lock the doors and windows; clean the deck and put away the furniture; set the security system; and haul off the trash.
